The client acquired a historic building in Bromley town centre with the ambition of transforming it into a luxury members club.

Brief

A full Mechanical & Electrical solution was required across the entire building, delivered within a short programme and in line with the constraints of a Grade II listed property.

Our Approach

EMH worked closely with the client and main contractor to develop the M&E design, ensuring all systems could be integrated within the limitations of the existing structure.

From early-stage design development through to installation and commissioning, we delivered a complete M&E package tailored to the building’s heritage constraints.

Scope of Works

  • Enabling works, including site power, water and welfare

  • M&E design development to Stage 4

  • Electrical installation throughout

  • Fire alarm and emergency lighting

  • Lighting design and control systems

  • Security and CCTV systems

  • UPS installation

  • VRV heating and cooling system

  • Plumbing and drainage

  • Ventilation systems

  • Sprinkler system

  • Sanitary ware supply and installation

  • TV and AV systems

  • Access control

  • Fire curtains

  • Commercial kitchen systems

  • Gas interlock systems

Delivery

The project was delivered within a 6-month programme, requiring coordination across multiple trades and specialist contractors.

Works were carried out out of hours, including evenings and weekends, to maintain the programme and minimise disruption.

Outcome

A fully integrated M&E solution was delivered successfully, supporting the transformation of a historic building into a high-end hospitality venue.
